Today Fay Projects GmbH, HCI Capital AG and Berlin Airports celebrated the laying of the foundation stone for the first office building at the new Capital Airport BBI. In a traditional ceremony the foundation stone was packed with a time capsule containing a variety of documents. The new ²BAC, the Berlin-Brandenburg Airport Center, is being built right opposite the terminal and will open in time for the inauguration of BBI.

“BBI is going to be the biggest source of employment in the Berlin and Brandenburg region. With around 20,000 employees, it will in future be both a job engine and the biggest employer in this region. Already, BBI is the growth driver for the Berlin and Brandenburg region. First movers are investing at BBI. Fay Projects GmbH displayed a pioneering spirit in recognising the incredible potential of this location at an early point. The company is developing the ²BAC, an attractive complex in the pole position at the airport, offering an excellent infrastructure for businesses that are at home all over the world. We are delighted to be working with such a strong partner as Fay Projects on this important investment project“, said Prof. Dr. Rainer Schwarz, Chief Executive Officer of Berlin Airports.

“Our investors are being given the opportunity to profit from the dynamism of Berlin, the positive prospects of the new airport and the excellent opportunities offered by a property in the best possible location with a highly diverse tenant structure. We are very happy to be involved in such a unique project”, said Dr. Ralf Friedrichs, Chairman of HCI Capital AG.

“It is a true pleasure to be developing the ²BAC, a project which not only stands out on account of its unique location, flexibility and customisability, but which is also a role model for other developments in terms of its eco-friendliness and the degree of sustainability it provides as an office development so close to a new airport terminal” said Wolfgang Heid, spokesman of the Board of Management of Fay Projects GmbH, describing the building’s focused sustainability concept. Early in the planning phase, the ²BAC received a pre-certificate from the German association for sustainable building (DGNB). The office building features a green roof and will offer a high degree of thermal comfort; low-emission building materials will be used, and it will provide high energy efficiency and optimised life cycle costs. “As an innovative and creative project developer with over 50 years experience in the sector and more than 100 projects developed and implemented for highly satisfied clients under our belts, we have a deep commitment to sustainability across all areas of our business”, emphasised Held.

²BAC is being developed on a 4,300 square metre site in the Airport City of the new Berlin Brandenburg International Airport BBI. The six-storey office and service industry centre will have more than 18,700 square metres of office space and is outstandingly well linked to the local infrastructure. The letting process for the building is fairly advanced, and rental agreements have been signed with a number of businesses, including airberlin, Lufthansa, Globe Ground, Excellent Business Center, easy Jet, Acciona, AOK and Gebr. Heinemann.

Work on the interior of the ²BAC is due to start in October 2011. The new development is scheduled for completion in April 2012. All units will be handed over to the new tenants in May 2012, well in time for the opening of the new airport.

The development is to be transferred to a closed property fund after completion and complete occupancy.

When the development has been completed and is completely occupied, which is scheduled to be in May 2012, it will be transferred by HCI Capital AG, one of Germany’s leading investment companies, to the closed property fund “Berlin Airport Center“. Sales of shares in this new fund started in April 2011.

Airport City

One of the region’s most exciting developments is being built right in front of the terminal of the new Airport Berlin Brandenburg International BBI: the Airport City. Urban development plans envisage an appealing ensemble which extends along a central plaza. Landscaped open spaces with green areas, designed to create a pleasant atmosphere with good recreational qualities, will make the development a coveted address. This urbane service complex offers investors and users the unique opportunity to invest directly in the region’s leading future location. The 16-hectare development comprises a number of variable plots offering sufficient space for five- to six-storey buildings with a total gross floor area of around 148,000 square meters. By the time the new airport opens, the Airport City will comprise a four-star hotel with a conference centre, an office and service industry centre, a car rental centre and four multi-storey car parks. When BBI opens, there will be around 10,000 parking spaces available for passengers and visitors.
